First homes completed at £31m development in Stanmore, North West London

The first affordable houses being built as part of a £31 million development in Stanmore, North West London, have now been completed.

The site of the former DVLA offices, a 15 acre site in Honeypot Lane, is being transformed through the creation of hundreds of new homes and commercial space.

A2Dominion, a not-for-profit housing provider, is providing 200 affordable houses and apartments on the site, with St Edward Homes, a joint venture between Prudential and the Berkeley Group, building over 500 private sale homes. There will also be 740 parking spaces.

Danny Lynch, A2Dominion’s Development Director (London), said: “We’re pleased to be providing much-needed high quality affordable housing at the Honeypot Lane development, which will help to meet demand from local people.

“The first 14 houses have now been finished, and these will be available for affordable rent.

“We anticipate all of the 200 affordable homes will be finished in 2014, with phased completions of new apartments and houses taking place between now and then.”

Of the 200 new homes being provided by A2Dominion, there will be 122 one, two and three-bedroom apartments, and four and five-bedroom houses, for affordable rent.

This will include 21 apartments specifically for people aged 55 or older. Nominations for these homes will come to A2Dominion from the London Borough of Harrow.

There will also be 78 one and two-bedroom shared ownership apartments (part-buy part-rent). These will be available to people who cannot afford to buy on the open market, allowing them to buy a share of the property and to pay a government subsidised rent on the part they do not own.

All the houses will come with a garden space whilst many apartments will have balconies.

Environmental concerns have been taken into account, with bicycle storage and a car club to be available to residents to help reduce their carbon footprint.

As well as this, the apartments will all be connected to a centralised heat and power plant which will encourage significant carbon usage reductions.

The site is close to Canons Park tube station, which provides a direct transport link to central London via the Jubilee line.

A2Dominion is working with the London Borough of Harrow and St Edward Homes on the scheme.

The Homes & Communities Agency awarded £20 million grant funding for the building of the affordable homes on the site.
