Expertise Required - Bournemouth landlord calls on Spectrum Property Care

Spectrum Property Care has acquired a new contract from Bournemouth Churches Housing Association (BCHA) in an exciting move into innovative infrastructure support.

BCHA took the decision this year to form its own direct works organisation (DLO) to deliver its property repairs service. 'BCHA Works' was born on 1 June and its formation has secured employment for 15 staff in the community. This move represents a growing trend in the sector as landlords look to take control of the repairs service following private contractor failures.

BCHA realised that to achieve their DLO ambitions, they quickly needed commercially focused people backed by modern contracting work systems and the latest digital technology support. Following a competitive selection process, Spectrum Property Care was selected by BCHA's board to act as managing agent for the newly formed DLO. BCHA's board visited the Fleetsbridge Depot in Poole and were thoroughly impressed with Spectrum Property Care's service offer, especially the real time systems that they use.

Under the new arrangement, BCHA employ all of the DLO team including tradesmen, contract management and administration. Spectrum Property Care provide BCHA with a sophisticated IT infrastructure that enables electronic customer appointments and back office works order processing. Spectrum Property Care also provides repairs sub-contracting services for BCHA to cover absences and excess job volumes.

Laura John, System Manager for Spectrum Property Care, has project managed this new service from its inception. Together with Pauline Hicks, Systems Support at Spectrum Property Care, a genuinely innovative solution has been developed to accommodate BCHA's technology requirements.

Laura said, "I have been delighted to be given the opportunity to test my skills and knowledge to help BCHA realise their ambition to set-up a contractor from scratch. It is likely that we will start to see more of these arrangements as the benefits of DLOs gain recognition and it's great that Spectrum Property Care is ahead of the game."

The new deal for Spectrum Property Care will generate revenue through the sale of its systems, supply chain links and know-how. Spectrum Property Care's sub-contract role will also generate additional sales revenues. Like Spectrum, BCHA now controls its repairs service provider by investing in its own repairs contractor.
