“To Provide a Good Standard of Accommodation for local people in housing need who have the desire and commitment to manage their housing through the Co-operative” is our mission statement. 2006 A 3 bed property and 3 new members were added to our portfolio. 2007: We saw the introduction of a license agreement and our deposit scheme, where a percentage of our profit is donated towards a persons deposit for when they move on. This currently equates to approximately 7.5% of rent paid. A 4 bedroom property was added to our portfolio and 3 tenants received a total of £289.65 in leaving deposits this year.
“Community housing where those who contribute financially receive an asset in relation to their contribution” C.C.H. 06. 2008: We saw the Co-op increase in size from 12 to 27 members due to securing a further 3 properties, a 4 bed off Hall road and 2 * 3 bedroom Maisonettes at Heathgate. 7 tenants received a total of £1,283.04 in leaving deposits this year. 2009: Has a very positive feel for the Co-operative. Our plans to expand the Co-op have exceeded expectations by securing another 5 properties we have tripled in size over 3 years. In these turbulent times many people will experience homelessness. The growing UK population, a housing shortage and a dire need for affordable social housing mean organisations such as Willow have a vital role to play.
Our infrastructure is in place and proving to be very strong, I therefore see this as a perfect opportunity to expand further and believe our “Management model” could even be adopted by other social enterprises and community groups. We are therefore looking for more properties to rent on short or long term contracts, in both the private and public sector, to be managed mainly as “temporary accommodation in community housing.” We continue to take referrals from the C.A.P.S. team, (Norwich City Council’s referral agency) and also have our own waiting list. But new landlords could refer people to their own properties, or specify a preferred client group. This would enable empty rooms to be filled more effectively and ensure landlord’s priorities are met.
However having (as yet) no support workers we do not currently cater for people with drug, alcohol or mental health problems. If you would like to become involved in the Co-operative movement or would like to discuss the possibility of housing management options then we would like to hear from you.
