Marches Housing Association is a major provider of affordable housing in Herefordshire, Shropshire and Worcestershire. It manages around 2700 properties; both rented and shared ownership, and has grown significantly since it commenced operations in 1994.
The Association is registered as a Limited Company, number 27696R, with the Financial Services Agency under the Industrial Provident Societies Act 1965, and is a Registered Social Landlord, number LH4027, with the Housing Corporation, under section 4 of the Housing Association Act 1985.
The Association is a member of the Independent Housing Ombudsman. We are an Industrial and Provident Society operating under charitable rules.
The Association operates on a "not-for-profit" basis, all surpluses being ploughed back into the business. With a turnover of approximately £8m it is an important business in the local community. The Association has a funding facility with Nationwide Building Society. An initial borrowing to buy the housing stock of Leominster District Council, together with further planned investment in existing homes and for new development has resulted in loans now standing at £40M.
In 1996 Marches Housing Association joined the Jephson Housing Association Group,a large and well-established group based in Leamington Spa. This has provided a number of advantages to the Association, whilst allowing it to continue operating with a high degree of autonomy.
In 2001 we gained charitable status, removing our future Corporation Tax liabilities. As a result we can comply with the governments rent-setting regime without detriment to our services or to our continuing investment in homes and estates. Our homes are already substantially Decent Homes compliant. |
