We’re a community-based housing association and we work very closely with district and parish councils, statutory and voluntary agencies, and community groups in all areas of our activity.
We’re part of Magna Housing Group, and are separately registered, governed and funded, with a high degree of local autonomy. We’re a “not for profit” association, registered under the Industrial and Provident Societies Act. Our Board consists of eleven members, four of whom are our tenants.
We currently own, lease, manage and repair nearly 2,200 homes across Somerset and Devon, and work with five local authorities to provide affordable homes for local people.
We currently employ 80 people directly. In addition, we buy finance, IT and other core services from Magna Housing Group in Dorset. We have our own workforce who carry out most of our repairs and maintenance work. We spend over £3.7 million each year on repairs and maintenance to our homes.
A relatively high proportion (25%) of our residents live in sheltered, supported and extra care schemes, and we’re developing our role in managing specialist supported housing in West Somerset, Taunton Deane, and Sedgemoor districts.
Somerset and Devon have experienced a huge increase in house prices over recent years, which has made property ownership and private renting increasingly unaffordable for local people. Therefore, we’re aiming to develop more low cost housing in the area, as well as new properties for rent.
An annual rolling programme of Operational Targets ensures that we meet or exceed standards required by the Audit Commission and the Tenant Services Authority (TSA) who regulate us. |
